At the end of October, a Roman jeweler will open its doors at 44A Highland Park Village, and it will be the only Bvlgari in North Texas. Behind it, two more of the world’s most recognizable fashion houses are already in line: Louis Vuitton and Gucci. In Dallas, that kind of news does not travel through a mall directory. It travels through the Village, the Spanish-style square at Preston Road and Mockingbird Lane where luxury has been arriving, one storefront at a time, since 1931.

These are not simply new tenants. They are proof of an idea nearly a century old: that a shopping center could be a town square first, and that if the square was beautiful enough, the world would come to it.

Bvlgari comes first. The Italian fine jeweler is set to open at 44A Highland Park Village at the end of October 2026, its only location in North Texas. Gucci will follow at 100 Highland Park Village, Suite 105, although the Village has not yet shared an opening date.

The most intriguing move belongs to Louis Vuitton. The French house will open at 21 Highland Park Village, the address Hermès has occupied for years, once Hermès relocates to a new, expanded boutique within the center.

For Stephen Summers, CEO of the Summers Group and one of the Village’s owners, the arrivals say as much about the city as about the brands. He called them «a testament to the incredible strength of the Dallas market.»

The Hermès Move: One French House Makes Room for Another

In most shopping centers, a store leaving its space is a vacancy. At Highland Park Village, it is a promotion. Hermès is not departing; it is growing, and the boutique it leaves behind will become one of the most closely watched storefronts in Texas.

The timeline gives the Village a season of anticipation. The Village expects Hermès to move into its larger home in early 2027, after which Louis Vuitton can begin its own chapter at 21 Highland Park Village. Until then, Dallas shoppers have Bvlgari to discover, and an open question to follow: when Gucci will finally arrive.

A 1931 Idea: How Highland Park Village Shaped the Modern Shopping Center

The story begins with family. Hugh Prather and Edgar Flippen, the sons-in-law of Highland Park founder John Armstrong, wanted their young town to have a square of its own. They hired architects Marion Fooshee and James Cheek, who studied the vernacular architecture of Spain, Mexico and southern California before drawing a single plan.

Their design broke with every convention of its day. Instead of lining the stores along the street, Fooshee and Cheek turned them inward, facing a shared interior of parking and plaza, and wrapped the whole complex in a Spanish Colonial Revival dress. Highland Park Village opened in 1931 with everyday essentials, including a grocery, and in 1935 construction began on the Village Theatre. The Urban Land Institute would later call it the prototype for the modern planned shopping center, and many historians describe it as the first self-contained shopping center in the country.

Luxury came later, and deliberately. Beginning in 1976, the Henry Miller family transformed the aging center into a destination for fine goods. In 2000, the federal government designated Highland Park Village a National Historic Landmark, and in 2009 the Summers and Washburne families acquired it, opening a new era of international fashion houses.

Building the Next Chapter of Highland Park Village

The new names are only the visible part of the change. In 2026, the Village’s owners filed plans with the state for an $11 million renovation of two buildings within the complex.

Today, the Village counts more than 60 stores and restaurants. The formula has hardly changed since Prather and Flippen first imagined it: a beautiful square, a sense of arrival, and a neighborhood that treats a shopping trip as a social occasion.

Nearly a century later, the question the Village answers each season is a simple one: do the best names in the world still want to be here? This October, Bvlgari is answering yes. Louis Vuitton and Gucci are next in line.
